Question: A former FSU professor founded a ten-minute oil change business in 1981. The enterprise grew to become the largest independent oil-change firm in the country. The CEO of the company hired an appraisal firm to appraise every station in their system. The appraisal firm became somewhat knowledgeable about the methods needed to achieve a value estimate for a quicklube store. The professor/entrepreneur opened several stores in Alabama and Georgia in addition to those in Florida. A member of the appraisal staff returned from a data-gathering trip in Alabama; where they were appraising three locations. The appraiser said, "Look at what he is doing. The nearby land sales in Montgomery, Alabama are around $6 per square foot but he (the grease king) is paying $10 per square foot. What's wrong with him?"
