Scenario C John Selby is a licensee who is marketing a residential property for an elderly client. The client has owned the property for 25 years. During this time, he added a conservatory and a third bedroom. John asks the client if he gained the necessary consents and completion certificates for these additions, but the client is indignant and comments that it is none of the council's business as to what he does on his own property. John makes further enquiries with the council and finds out that there are no existing documents to indicate that the client had permission to build the additions. John then tells the client he has made some enquiries and found out that there is no documentary evidence that the additions are legal.

1. Explain the implications on John, the licensee, under the Code of Conduct regarding disclosure of the legal status of the building structure.

2. If John found the alterations were not permitted and the client instructed John not to tell prospective customers about this, what are John's obligations under the Code of Conduct.

3. What might be the implications if John does not comply with the Code of Conduct requirements.
