PURPOSE OF ASSIGNMENT

The purpose of this assignment is to:

- ULO1: Articulate a thorough understanding of the basic principles and practices of measurement and estimating.

- ULO2: Demonstrate the use of the Australian Standard Method of Measurement (ASMM) as a tool for completing measurement and estimating work.

- ULO3: Measure quantities and estimate unit rates to prepare tenders for common types of low and medium rise construction.

ASSIGNMENT TASK

Overview of the assignment task

This assignment consists of two elements in which you are required to carry out work leading up to and including the preparation and pricing of Bills of Quantities (BOQ).

The element 1 requires you to produce a number of sections of the final draft BOQ for the proposed New Apartment Development (Job no: 12-171) shown on the attached structural and architectural drawings. With regards to the BOQ, you are required to produce the measured work sections of the document. You are not required to produce a full preliminaries section.

In element 2, you are required to estimate unit rates for, and to price the items within the work sections of the BOQ you prepared in element 1.

Further requirements for element 1 and element 2 are given below:

Element 1: Measurement, billing & BOQ finalization task and individual report
Element 1 - Part 1
For "element 1 - part 1", your group is required to produce the measured work sections of the BOQ for the following work of the proposed new apartment development:

I. Preliminaries (Include a total of ten (10) preliminaries items - Include an item for Description of the Works, and nine (9) other items that would normally need to be priced by the contractor's estimator)

II. Groundworks (excluding groundworks for bored piers)

III. In-situ concrete work (up to the bottom of level 2 floor slab [first floor slab]
only, excluding bored piers and stair cases)

IV. Formwork for in-situ concrete (up to the bottom of level 2 floor slab [first floor slab] only, excluding bored piers and stair cases)
Your Take-off and BOQ must be prepared in accordance with the requirements of the

Australian Standard Method of Measurement (ASMM) 6th edition.
The BOQ task MUST be completed using a suitable software such as MS Excel while take-off MUST be carried out manually as a hand-written document.

Essentially there are three sub-stages for you to carry out in connection with the BOQ preparation:

1. The taking off of the quantities - This is, the measurement of the construction work - setting down of descriptions and their related dimensions. A manual take-off (hand-written) on the appropriate paper is required for this task.

2. The preparation of a first draft BOQ - It is likely you will possibly (not always) take-off the work by sub groups. For example, the substructure group will include some excavation and some concrete. Preparing the first draft involves the reordering of the take-off into the ASMM sections listed under (i) to (iv) above.

3. The preparation of the final draft BOQ - This is where the information set down on the manual take-off is transferred into a professional document (BOQ). The final BOQ must be completed (as noted previously) using a suitable software such as MS Excel.
Ensure that you show all waste calculations within the take-offs, and if needed, annotate the take-offs with side notes and mark-up the drawings to show that you have measured all items required.

Make sensible assumptions in relation to the measurements where any information is missing, specification is inadequate or exact nature of construction is not clear. Any assumptions made shall be entered on to a Query Sheet for the attention of the Architect.
Note that around and within these tasks will be the supplementary activity such as checking and amending your work at each stage. Checking is a must NOT a maybe. This is the quality assurance component for your BOQ that is required for a professional workplace standard. Your submission should clearly demonstrate that you have undertaken the various procedures and associated checking.
Remember to check, check and double check.

Ensure that you employ all standard techniques and follow all conventions for setting out construction measurement information in preparing the take-off and BOQ.

You are required to organize your group in such a way that all six group members are involved in element 1, so that each group member has an involvement and understands all aspects of the work.

Element 1 - Part 2
"Element 1 - part 2" involves each student submitting an individual report which is a concise discussion/reflection about how the group went about completing this assignment - how the work was distributed, who did what, what contribution everyone made, how the team collaborated and communicated, what you learned from the assignment, what difficulties encountered and how they were resolved etc.

Element 2 - Pricing bills of quantities

Element 2 - Part 1
For "element 2 - part 1", it is important to appreciate that your role has now changed. In the first element of the assignment your group was operating in the manner of a cost consultant or quantity surveyor representing the client. Your task, simply stated was to prepare a tender document (BOQ), which would be sent to several contractors. These contractors would then use the BOQ to prepare their bid in competition with other contractors to win the project.

Your task now is to operate in the same manner as a team of estimators working for one of the tendering contractors.

You are required to calculate unit rates for the items within the following work sections, which appear in your BOQ for the proposed

New Apartment Development:
I. Preliminaries (Include a total of ten (10) preliminaries items - Include an item for Description of the Works, and nine (9) other items that would normally need to be priced by the contractor's estimator)
II. Groundworks (excluding groundworks for bored piers)
III. In-situ concrete work (up to the bottom of level 2 floor slab [first floor slab]
only, excluding bored piers and stair cases)

IV. Formwork for in-situ concrete (up to the bottom of level 2 floor slab [first floor slab] only, excluding bored piers and stair cases)
There must be the build-ups for each unit rate - that is, the back up to the calculations. Note, the task is to calculate the unit rates not look up the rates in Rawlinson's or some other reference book, you may however use Rawlinsons to cross check your rate build-ups.

When you have calculated the unit rates you should enter them into your final BOQ at the appropriate position and extend the figures to determine the cost for each of the work sections and a total cost for the works (exclude profit, contingencies or any mark-up).

All unit rate build-up calculations produced must be printed and attached to your final assignment. The calculations can be printed using the ‘print screen' function, and is acceptable for this assignment.

FORMAT OF ASSIGNMENT

Element 1
- Element 1 must be submitted as a single A4 pdf document, that has been "stitched" together, which will include your take-off, formal non-priced BOQ, marked up drawings, query sheet and individual report. However, you need to separately identify part 1 and part 2 within the report.
o Part 1 includes: take-offs, query sheet, marked-up drawings, formal non- priced BOQ;
o Part 2 includes: individual report.
- Prepare all your work in a neat, tidy and professional manner.

Element 2
- Element 2 must be submitted as a single A4 pdf document, that has been "stitched" together, which will include your priced BOQ, rate build ups (calculations) and individual report. However, you need to separately identify part 1 and part 2 within the report.
o Part 1 includes: rate build-up calculations and the priced BOQ;
o Part 2: individual report.
- Prepare all your work in a neat, tidy and professional manner.
