Question

The Architectural drawings given feature a typical Medium Density Residential Development in a western suburban region. The current design aims to maximise development potential (total of 9 residential duplexes and 7 detached dwellings, totalling 27 single-storey units, which include 4 adaptable units) comprising one land parcel with several individual lots with vehicular access to the site along the south-eastern side boundary and exit of the site along the north-eastern side boundary. A visitor car parking space is provided on the site's eastern side, and a driveway that runs from the south-eastern to the north-eastern side boundary between the built forms ensures access to each unit. The proposed development provides 2164.82 m2 of landscaped area, equating to 31.5% of the 6863.182 m2 site area. The development needs improvement in relation to Environmental Building Design (EBD) principles.
