Problem

You as the property manager have conducted your exit inspection of the property. The property has been left in much the same condition as it was at the beginning of the tenancy, however you noticed approximately 20 small cigarette burns to the carpet in the living area.

Although the carpet is approximately 10 years of age, it is in very good condition for its age. You suspect the landlord is likely to be very upset about the damage and will likely demand the carpet be replaced. Their insurance only covers malicious damage.

Document a process to negotiate with the tenant and landlord for rectification of the issue with the property condition with respect to releasing of the bond.
