However a lease granted to an infant is binding on him unless he repudiates it then within a reasonable time after attaining the age for eighteen. Hence in Davies v. Beynon - Harris such the court held an infant tenant was liable about the rent of a flat such had accrued before he repudiated the lease.  However Valentini v. Canali so the plaintiff, had agreed, an infant to become the tenant for the defendant's house and for buy the furniture therein at £102.  Although he paid £68 on account with the furniture then after, occupying such the house and using the furniture to some months he repudiated the tenancy conformity and sued to recover the £68.  Whether as it was held he could not recover the money since he could neither give back the promote derived from the use of the furniture nor place where the defendant in the position whether he was before the contract.
