Your tenants Milla and Michael Fellowes at 10/31 Glove Street have emailed you this morning to say that they wish to terminate their tenancy, vacating in 21 days' time. They have been good tenants and you do not expect any issues when they vacate as all inspections have not found any issues and they have always paid their rent in full and on time. They are anxious to get their rental bond back in full as they have purchased a property. They are in a periodic tenancy.

TASK 1 - Prepare the email to the tenants in which you provide details and guidance about how to successfully end their tenancy. In your email, you need to notify the tenants of their responsibilities and obligations according to tenancy agreement.

TASK 2 - Now that you have responded to the tenant, prepare an email for the landlord to explain what is happening with their tenants. You will need to ask the landlord to confirm their instructions for you to re- let the property. Explain what information you will need from them before the property is offered for rent again.

TASK 3 - Using the Western Australia tenancy legislation, document step by step the process to end this tenancy, covering the time between when you received notification from the tenant to vacate, to when the keys are returned, and the bond is finalised.
