Your best friend is about to graduate from college and moves out of his parent's house and rents an apartment. Your friend did not have an opportunity to take Business Law with Dr. Connors, so they are a little intimidated by the prospect of renting an apartment and being legally obligated to a landlord.

Using the California Tenant's Guide, what are the most important things you wish to tell your friend that would help them protect themselves when they sign their lease? In guiding your friend, you must discuss what a security deposit is and how they can put themselves in the best position to get a refund of their security deposit. While you are free to address anything you learned from the CA tenant's guide, make sure you address 1) tenant rights to ask for inspections, 2) deductions a landlord can take from the security deposit after your friend moves out, including what documentation has to be provided, and 3) how long the landlord can take to return the security deposit to the tenant.
