Landlord is remodeling the Sleepy Hollow Residential Community, a 16 building complex of four story residential apartments. The remodeling includes “handicapped” modified apartments on the first floor of the 16 buildings. Also, the property manager is looking to create a more harmonic atmosphere by designating certain floors as quiet floors and will limit occupancy to non-smoking adults over 50 years of age. Property manager also wants to designate 5 of the buildings family designated units and these units will be closer to the perimeter of the complex. The owners like these ideas, but are concerned about the legality of these proposed changes. The owners seek your advice. Identify potential problems and explain any problematic issues.
