The buyers, a brother and sister who wish to purchase a property together, have contacted the agency about purchasing a new home. After receiving their enquiry, you have found six properties that may interest them. Both buyers will be present for this initial meeting.

Note: Each buyer is considered a legal entity. Each needs to accept contract conditions and sign a purchase document to become a legal owner of a property.

Participate in a role-play to present and discuss the new listing with them.

All notes and other documentation from this role-play need to be submitted for assessment.

Role-play participants:

  • Clients - arrange for two people to participate as the clients
  • Sales agent (this is you).

Ensure that you include the following in your role-play:

  1. Effectively promote the agency and yourself and the agency's services in line with the client needs and agency practice. Ensuring that you explain the confidentiality of their personal information you will be recording.
  2. Discuss the different methods of sale with the buyers.
  3. Identify and clarify the buyer's preferences (property type, price range and location), expectations, needs and motivation. Document their preferences so they can be added to the database on the ABRG_Buyer enquiry form (docx).
  4. Discuss the properties you have listed with your agency and identify which match to the buyer's preferences.
  5. Organise an inspection of the property, record inspection details on the document: ABRG_Buyer property inspection list (docx).
  6. Develop and document a communication strategy with the buyer's to address their needs and expectations using the document: ABRG_Communication plan_buyer (docx).
  7. Facilitate the property inspections by supplying details of the open house schedule for the properties. After the inspections obtain feedback from the buyer's, record the feedback on the buyer property sheet on the ABRG_Open house register (docx).
  8. After reviewing the open house feedback above, email the vendor and discuss the buyer feedback with them and provide recommendations and seek specialist advice if required.
