The following NSCA Criteria apply to this task:

Part 1: Project development options & Cultural engagement

1. The good news is that the planning permit application prepared in Assignment 2 has been approved ( Subject to some planning permit conditions - see below ) and the project is moving along and the Architectural documentation for the project has been completed and the project has now been sent out for tender.

Tenders have now been received and the costs are significantly higher than the project budget due to significant recent material price rises.

So, your client has requested you to review the project development options with the view to providing advice about how the tender costs could be significantly reduced to match the available budget as well as how this may impact the timeframe of the project.

It would be advantageous to provide some simple sketches / diagrams to describe proposed development options to help describe your response to this request from the client.

2. Another issue that requires some resolution is that even though the site does not have an ‘'Aboriginal cultural sensitivity ‘' overlay on it, one of the planning permit conditions imposed by the City of Greater Geelong (COGG) planning department on the permit is that your client is required to engage with Wadawurrung Aboriginal Corporation, who are the registered Aboriginal corporation ( Traditional owners ), in regards to the proposed development.

Your client has asked you to provide a detailed summary of how you can conduct this engagement process on their behalf.

PC24 Describe how to identify and evaluate project development options in response to a project brief - its objectives, budget, user intent and built purpose, risks and timeframe, including environmental sustainability considerations.

Part 2: Contract Administration

Your client has now assessed the project development options you presented in Part 1 and has agreed to move forward with your recommended option.

Accordingly, the revised documentation has been prepared and re-tendered with the preferred tenderer and a revised tender submission has been received which has now been accepted by your client.

The builder is ready to sign a contract and to commence construction onsite and the client is very keen to move on with the project and has asked you to describe the following contract administration Architectural services that you will be completing :

1. What are the components and the process for signing the contract ?
2. The purpose of site visits in relation to quality ?
3. The method of keeping records, document control etc ?
4. How variations, instructions, certificates, information requests and Practical Completion will be completed ?
5. Finally, how defects will be identified and the method for rectifying them ?

PC 54 Describe the purpose of periodic site visits of construction works for quality assurance.

PC 55 Describe methodologies for record keeping, document control and revision status during the construction phase.


PC 56 Describe the purpose of identification of defects, rectifications and approval substitutions

PC 57 Describe the principles of contract administration, including certification, variations, instructions, requests for information and practical completion.

PC 58 Describe the contract components - including all documents - and the process of executing a contract, as defined within the construction contract and in accordance with relevant building and planning codes
