Scenario:
As a pivotal figure in our large, multi-project construction management firm, you have been entrusted with the crucial task of overseeing a new renovation project. Your responsibilities include carefully reviewing the renovation facts outlined below, designing a comprehensive plan to identify and mitigate the risks associated with this project, and creating a plan to address sustainability priorities during demolition and renovation.
The building was originally constructed in 1956 on land formerly owned by the US Military. It consists of CMU (concrete masonry unit) walls on a poured concrete slab. The roof is made of corrugated cement sheets with roofing felt. The plumbing and acoustical ceiling tiles are original. The walls are a combination of painted CMU and painted sheetrock. The exterior has been painted many times due to the building changing ownership regularly. Heat is provided to the offices by steam pipes from an oil-fired boiler, while the multi-purpose spaces have multiple gas unit heaters.
The construction plan includes:
1. Selective demolition of interior CMU walls
2. Removal of the steam-powered furnace and all associated piping
3. Replace drop-down ceiling
4. Full roof replacement
5. Exterior walls will be scraped as needed and repainted
6. Portions of the concrete slab will need to be removed for plumbing and electrical work
7. Interior steel framing needs to be scraped and fireproofed
Task
As the construction manager, your task is to create a PowerPoint presentation for your superiors to adequately address risk, safety, and sustainability issues in their bid documents. You will develop this final product through two submissions, each of which includes two documents.
A. PowerPoint presentation that:
a. Identifies and highlights potential risk and safety concerns at the site.
b. Outlines a strategic, actionable plan to address the potential risk and safety concerns
c. Provides insight into any additional hours, materials, or subcontracts required before and during renovation.
B. A Word document that identifies the risks, safety concerns, and mitigation plans.
