SCENARIO E The clients, a couple who own a cafe, entered into an agreement with a real estate agency to sell their business. The clients provided specific information to Emma, the salesperson licensee: that although the turnover of the café was not high, the declared turnover is just for tax purposes and the real turnover is three times as much that if the cafe were to open earlier each morning it would 'double the turnover' because of the passing truck drivers. that the Landlord would renew the lease, and it would not increase by more than 10%. Emma discussed the business with a prospective buyer, Mr Brown. She explained the information about the turnover, and opening the café earlier, and the lease renewal. Mr Brown, the customer, purchased the business. He soon found out the turnover as declared by the client was, in fact, inaccurate, and that the passing early morning truck drivers bought breakfast elsewhere.
