SCENARIO D The owner of a Mediterranean style house built in the late-1990s has entered into an agency agreement with a real estate agency. The listing licensee has been working as a licensed salesperson for five years. The owner's husband died at home recently after a long illness. She had found she can no longer live in the house. The owner has given written permission in her agency agreement for the reason for selling to be disclosed to potential buyers. The house has monolithic cladding. In his first inspection visit, the licensee noticed significant mould in one corner of an internal deck. He decided to ignore the problem because it may affect the price the property could achieve. The owner had told him the house wasn't leaking but couldn't provide a building report to back this up. The licensee showed a potential purchaser, Mrs Xian, through the property. When Mrs Xian asked what the outside of the house was made of, the licensee said that it was plaster over brick. In fact, the house was built of plaster over monolithic cladding.
