You are employed as a Chartered Quantity Surveyor within a prominent multi-disciplinary consultancy renowned for delivering diverse professional construction services. Your expertise has been engaged to assist with a new residential development in Bolton, commissioned by New-Way Builders, where you will undertake following responsibilities to contribute to the successful delivery of the project.
Project Details:
New-Way Builders commissioned the practice to undertake professional consultancy for the extension of a new residential development project in Bolton to provide dwellings for private sale on the open market.
New-Way Builders have developed an aggressive focus on price certainty with a strong desire to minimise risk. Accordingly, the project will be procured using design and build contract at RIBA Stage 3 design, with an amended JCT 2016 Design and Build Contract. The practice must therefore provide an accurate stage 2 cost plan (Formal cost plan 1) for New-Way Builders house Type A, the only house type to be developed on this site of 50 properties, which will also form the pretender estimate for the project.
It is envisaged that the project will be tendered during Q3 2025, commencing in January 2026 with completion by July 2028.

Prepare an elemental cost plan (Formal cost plan 1) for 50 new build homes, adopting HG Builders standard House Type A shown in the pre- tender concept drawings:

In addition to the Gross Internal Floor Area of the building, the following items must be measured and adjusted at element, sub-element or component level as detailed in the NRM1 measurement rules:

Sanitary Installations; specification - Ideal standard concept range in white
You should provide a full take off for these elements using Dimension paper.
All other elements are to be established using GIFA comparable data from similar schemes (Please ensure your accessibility to "BCIS Online" in the Library). Suitable allowances must also be made for NRM1 cost centres 0 and 9 to 14.2 inclusive as appropriate.
Please allow an undefined provisional sum for external infrastructure of £30,500 per unit.
As well as completing the template for the cost plan, you should include in your submission all supporting calculations and explanations of the choice of costs and other figures included in the elemental cost plan.
