Assignment : Development of a site and construction drawings
Introduction
Understanding Buildings is a subject that considers many facets of residential construction.
These range from preliminary site analysis through to the design and construction of substructures and framing and finally to the commissioning and maintenance of residential buildings.
For many, the Great Australian Dream is to build their own house. The following task takes you into that world from a designer’s point of view. You will be required to choose a house plan from a builder, suitable for construction on your selected site from assignment 1 and detail
its design through a schedule of selected elements and a series of drawings.
By the end of this assignment you will begin to recognise the role drawings play in construction by: i) creating a set of drawings to communicate design intent and ii) considering details of residential finishes through the cataloguing of these finishes in a schedule.
Scenario
After reviewing your vacant block chosen from the first assignment, your client wishes to proceed with the development of a two-storey residential house on your site. You are to choose a house design that can be placed on your site (i.e. fits with the setbacks).
The house must be from one of the following builders:
1. Plantation Homes
2. Masterton Homes
3. Beechwood Homes
4. GJ Gardner Homes (great for sloping lots – see bottom of two-storey house selection)
5. Carlisle homes
6. Pivot Homes (great for sloping lots)
7. Sanctuary New Homes (great for sloping lots)
8. McDonald Jones Homes (great for sloping lots)
The client understands that you are unlikely to find the “perfect” house for the site but hopes the chosen house:
Minimises the required earthworks
Maximises available views using balconies or main bedrooms/living areas being positioned to capture these views.
Efficiently uses the sun to light and heat/cool the house
Is sized and positioned on the land such that it permits room for landscaping features such as a future pool and gardens
You are to prepare a report to the client which details the following:
1. Summary the existing site and discusses how the chosen house meets the aforementioned criteria
2. Provide a schedule of materials for the requested items
3. Provide drawings which detail how the house will sit on the land and be constructed.
Deliverables
1. Site and house summary
Summary of land
- Legal description of land (i.e. Lot/SP)
- Address of site
- Applicable planning overlays. Comment on how each overlay could affect future development (e.g. cladding choice). Maximum 2 sentences per overlay.
Summary of chosen house
- Builder of house (e.g. Pivot Homes)
- Number and size of each room
- Sub-structure chosen (i.e. perimeter build up, suspended floor, split level or stiffened raft/waffle on cut/fill)
2. Written report
Design criteria (350 words maximum)
Assess the suitability of your chosen floor plan, sub-structure choice and your positioning/orientation of it on the site against the following four design criteria. Where a criterion is easily met (e.g. minimising earthworks on a flat site, or your site has limited view available), you can simply state:
“Due to a flat site, (or due to lack of available views) all house designs are suitable.”
Criteria to be considered:
o Earthworks – The chosen house and proposed sub-structure/ground shaping strategy minimises the earthworks required.
o Views – The chosen house has rooms located so that occupants can enjoy all views available (e.g. canal or hillside views).
o Solar orientation – The chosen house has rooms located such that they take advantage of the natural solar gains (solar orientation), and where rooms are not ideally located, provide a description of any design features that could be incorporated into the design of the house to reduce the effects of ill-suited room locations.
o Landscaping – The size of the house and the house’s position on the site is such that the home owner may establish a pool in the future as well as have areas dedicated to gardens.
Schedule:
Prepare a schedule (material list) for the following elements
o Doors (internal and external)
o Interior finishes
? Flooring
? Walls, ceilings and trimmings (skirting, architraves, and cornices)
? Lighting
o Exterior finishes and features
? Roofing
? Walls
? Gutters
? Fascia
? Downpipes
(for the exterior cladding schedule, you are to provide one alternative specification for each item to present to the client)
The schedule should be detailed enough that the client can take your specifications to a quantity surveyor and obtain an accurate costing for the house (e.g. you may want to give the supplier and/or an image of the item that you have detailed).
3. Drawings
You are required to prepare a set of drawings and give a drawing transmittal for your chosen house design. The features on the drawings should be consistent with construction level drawings. You must show all relevant information typically found on each drawing type (e.g.
scale, author etc.).
