Problem

Pick one or more of the large CBSAs. Using the CREIF website, do an analysis of the performance of one or more of the main property types (office, retail, apartment or industrial). Make up your own reason for doing the analysis. E.g., you are trying to decide which CBSA best for an apartment investment. Or which property sector is the best investment in a particular CBSA.

1. What has the trend been in returns, occupancy, cap rates, etc.? How do they compare with national trends? Prepare a brief report with a summary of what the performance has been in recent years. Include any charts and graphs you think appropriate.

2. State whether you think you would recommend investing in that CBSA or which of more than one you would recommend based on recent trends. You can supplement with any other data or discussions you might find on the internet.
