Assignment Brief:
You are working for a large property management firm. The firm has recently been appointed to manage a local commercial building and it will be your job to manage the final phases of the build in terms of relevant services and then to manage a small team who will be in charge of maintenance and repair of the building. The building is nearing completion, but the owner (and your employer) have some concerns about the quality of finish in the building, in particular the ventilation system, due to a change in the future use of the building that may result in a higher level of condensation in certain areas than was originally intended. See below, the ventilation scheme proposed.
A site meeting is called with the main contractor and you are asked to produce some information regarding the documentation you require as a property maintenance manager.
Following the site meeting, you are tasked with providing the answers to following four questions.
Task 1: Prepare a table of the documentation that you as the site supervisor require to determine that the quality of the completed building and the ventilation system installed meets the project requirements and indicate which party shall supply this information?

Review the information contained within "Approved Document Part F Ventilation" (see Resources section) in relation to the ventilation system, how does this impact on the table of information prepared earlier. Add any findings from the review of ADF to the table you created above and mark these clearly as "Revisions" with an explanatory note.
Task 2: You are determined to reduce the number of defects you are likely to encounter during the final phases of the build. You provide the main contractor with a defects briefing document containing the following information. Research on the internet the most common building defects in commercial construction. Make a list of 10 common building defects and explain who is responsible for remedying these and how this will be achieved. Explain the difference between patent and latent defects, discuss the associated implications for remedial actions and defects liability.
Task 3: You have recently been working on a new company health and safety guidelines document for staff working on site. Using the guidance on the HSE website , prepare a "Construction Phase Health and Safety Plan" that you will introduce at the site meeting. In the plan, discuss the importance of construction design management in ensuring site safety and the effects of local and national requirements for health & safety in relation to construction projects in general, evaluating the impact of health and safety violations on construction projects. How could you as site supervisor promote a positive approach to health & safety on site for a construction team?
Task 4: As site supervisor on this project, you want to ensure your staff have the best training and support possible so they can deliver the best project outcome. At the site meeting, you are going to provide an appendix to the above Health & Safety Plan which outlines at least two different methods for evaluating the performance of team members and then recommends training and development strategies to improve performance.
The appendix will also provide provide an evaluation of the relationship between equality and diversity and performance management in the construction industry. Finally, Include an analysis of the relationship between performance management and health & safety legislation.
